Structural/Major Concerns Inspections for Residential Properties
Sometimes clients only want to know major concerns and safety issues with a potential home purchase. This inspection includes: structural concerns, roof, garage, drainage, siding, vegetation as it affects the building, crawl space and attic. We are looking for plumbing deficiencies and electrical concerns as well as checking for any conditions that could cause rot, safety related issues or potentially large, unexpected expenses. Visible and accessible areas will be inspected, and your report will include photos as well as the information you need to make the right decision about where to call home.
Structural/Major Concerns Inspections for Commercial Buildings
Commercial building clients generally are most concerned about any major defects and safety issues with the building. This inspection includes: structural issues, roof, drainage, siding, doors/windows, walkways, stairs, parking lot and if applicable, crawl spaces and attics. We are looking for plumbing deficiencies and electrical concerns as well as checking for any conditions that could cause rot, have safety-related issues or potentially large, unexpected expenses. Visible and accessible areas and photos are included.
Framing Inspections, Pre-insulation
Seattle-Eastside Building Inspections believes this is a valuable inspection for new homes. We are checking for structural deficiencies which include: dimensional lumber (twisted, bowed, warped, out of level); drywall backing; fire blocking, plumbing. Visible and accessible areas and photos are included.
Residential (Stand-alone homes, condos, townhomes) Inspections
We provide a full inspection for all visible and accessible areas. We generally start on the exterior looking for defects in the roof, siding, drainage, windows, doors, vegetation as it affects the structure, safety concerns (walkways, driveways, patios/decks), garages. The interior covers the kitchen, bathrooms, fireplaces, electrical panel, outlets for grounding/GFCI, plumbing, attic and crawl space conditions and ventilation concerns. Visible and accessible areas and photos included.
Same as the detailed residential inspections but adding information on tie-downs. Visible and accessible areas and photos included.
Often we are called back to verify that repairs have been done properly. Not all repairs are completed satisfactorily and the re-inspection gives the buyer peace of mind that the required repairs have been completed as needed.
Home Inspections after Closing
In today’s market, clients are bidding on hot properties with no inspection contingencies. After closing on the home, it is a great idea to have your new home inspected so you are aware of potential issues that did not present themselves initially. The inspection report is a starting point for you and your new home’s future. This can be a structural/major concerns report or a full inspection report. Visible and accessible areas and photos are included in your report.
This inspection covers: outdoor and covered arenas, wash rack, tack rooms, hay loft, stables, hot walker, shavings shed, site elements, loafing sheds, drainage and general pasture comments, safety.
These are verbal-only consultations. The client or broker or both need to be at the property site. They take notes either as the inspector proceeds or at the end when the inspector goes over all defects or concerns noted during his walkthrough. All visible and accessible areas are inspected. There is no written report or photos with a verbal only consultation.
Seattle-Eastside Building Inspections get requests to inspect single items that are potential concerns. i.e. crawl space, siding, accessible roofs, structural only.
